Development proposals that do not conform to one or more policies or regulations of the applicable Official Plan and/or Zoning By-Law will require amendments to these documents in advance of proceeding to the Site Plan Approval and Development Permit stages. Most development proposals require some form of Site Plan Approval or Development Permit before proceeding to Building Permit, even if the proposal conforms to the Official Plan and Zoning By-Law policies and regulations. This approval process will finalize details of site design, servicing, architectural design and landscaping.
Some properties will also require permits from such agencies as the Niagara Escarpment Commission, local Conservation Authority, the Ministry of Environment or Ministry of Transportation.
MB1 handles all elements of appeals to the Local Planning Appeal Tribunal (LPAT) and the Toronto Local Appeal Body (TLAB).
