A Preliminary Planning Review is prepared in advance of submitting a land use planning application, including prior to investing in a real estate asset or opportunity, to establish the planning rationale and development feasibility for a specific proposal. This report establishes the basis for the future application(s) and can be expanded into a full Planning Justification Report.
Urban Design Briefs are prepared to support land use planning applications and analyze the details of a proposal within the context of the applicable urban design policies, including municipal Official Plans and urban design guidelines.
